THE RITZ-CARLTON RESIDENCES, ESTERO BAY NAMES KARL BUDNIK AS GENERAL MANAGER

Seasoned Ritz-Carlton leader to bring the legendary service to life at the waterfront residential community

BONITA SPRINGS, Fla. ─ London Bay Development Group announced today that The Ritz-Carlton Residences, Estero Bay, the 224 residence waterfront development in Bonita Springs, has appointed Karl Budnik as General Manager of the luxury waterfront property. A seasoned hospitality executive with nearly three decades of global experience, Budnik will lead operations overseeing residential services and lifestyle programming to deliver a cohesive, resort-inspired living experience defined by the legendary service of The Ritz Carlton.

Budnik’s appointment comes at an important moment as the community opens its door to its first residents, following the recent completion and delivery of the first tower. Budnik will guide the day-to-day execution of highly personalized service and lifestyle programming that brings the project to life.

Having led at some of the world’s most distinguished destinations in Oman, Japan, and the United States, Budnik brings a global perspective uniquely shaped by both hotel and branded residential environments. Throughout his career, he has held senior leadership roles across flagship properties within The Ritz-Carlton portfolio, including The Ritz-Carlton Bacara, Santa Barbara; The Ritz-Carlton, Chicago; Al Bustan Palace, a Ritz-Carlton Hotel in Oman; The Ritz-Carlton, Osaka; and The Ritz-Carlton Orlando, Grande Lakes. Most recently, as Area General Manager of The Ritz-Carlton Residences, Westchester, he refined operational excellence and elevated service standards, cementing the property’s standing as one of the region’s premier residential addresses.

“I’m honored to join this development at such a defining moment for Estero Bay. Being part of something as it takes shape and having a hand in molding the lifestyle experience is one of the most rewarding aspects of this role,” said Budnik. “To me, this is not just about delivering service, but about creating a rhythm to daily life that feels intuitive, personal, and most importantly, effortless. The goal is for Owners to spend their time on what matters most to them, while we take care of the rest.”

“Karl understands that in a residential setting, service becomes part of how people live, not just something they experience occasionally,” said Mark Wilson, CEO of London Bay Development Group. “As The Ritz-Carlton Residences, Estero Bay moves from vision to reality, I have no doubt that his leadership will ensure that what has been designed, built and planned for our Owners is matched at every turn. That alignment is what ultimately defines the value of a property like this.”

Upon full completion, the dual towers of The Residences—designed by globally acclaimed architecture firm Arquitectonica will include 224 residences offering an expansive collection of layouts and waterfront homes. Two-, three-, and four-bedroom floor plans, each with a den, feature private elevator lobbies, expansive terraces extending up to 2,200 square feet, and panoramic, unobstructed sunset views.

Designed by New York design studio Meyer Davis, amenities span five acres of indoor and outdoor environments designed to support wellness, social connection and daily enjoyment. At the heart of it all, The Experience Studio stands ready to anticipate residents’ every need, from personalized spa bookings to private training sessions, embodying the seamless, attentive service the brand is known for worldwide.

The Residences are located within Saltleaf on Estero Bay, a 500-acre coastal village within a nature preserve. It includes Saltleaf Golf Preserve, featuring an 18-hole championship course, designed by four-time major champion Raymond Floyd, and 9-hole short course; Acqua Bistecca, a waterfront dining destination by renowned Chef Michael Mina; and Saltleaf Marina, restoring long-standing access to the bay and offering 72 private boat slips.

The community sits a short drive from some of the best beaches in the country, shopping, and galleries, and just 20 minutes from Southwest Florida International Airport. The onsite 5,000-square-foot Sales Gallery, at 5000 Coconut Road, Bonita Springs, is open daily for private appointments and walk-in visits.
